The accommodation is over two floors with lounge, kitchen, family bathroom, zip and link twin/king size bedroom and porch for boots/coats etc on ground floor and a double bedroom (en suite) and twin bedroom on the upper floor. The cottage is sensitively decorated in traditional style and tastefully furnished to a very high standard to ensure your stay is as comfortable as possible.

The Lounge

With its triple aspect windows offering panoramic views of the surrounding countryside, this is an excellent place to sit, relax, admire the scenery and spot the local wildlife. Step out through the French doors to the large patio and savour the wider views and the clear highland air; or in colder weather, snuggle in to the comfy sofas and warm your feet by the log burning stove.

A TV (freesat) with DVD player and a hifi/radio along with a selection of books, games, DVDs and CDs are provided for your entertainment. You’ll also find lots of local information and maps to help you plan great days out.

The Kitchen

Here you’ll find everything you need to cook up a delightful meal and plenty of cupboard, fridge and freezer space for all your provisions and tasty treats!

The large family dining table provides the setting for great evening meals together.

The Master Suite (upstairs)

Luxuriously furnished double bedroom with en-suite shower room and TV/DVD player, offering grandstand views of the Ladder Hills.

Twin Bedroom (upstairs)

A cosy cottage bedroom with two comfortable single beds and delightful views over fields and hills.

Twin / King Size Bedroom (downstairs)

With double aspect windows offering far reaching views, this calm and relaxing space can be adapted as a generously proportioned twin or luxurious king size room.

Please let us know which option you require when booking. Being on the ground floor it is particularly suitable for older or less able guests.


Located on the ground floor – the perfect place to relax at the end of the day with an indulgent soak in the generously sized bath.

Don’t forget to warm your towels on the heated towel rail.

The Garden & Outside

The large garden surrounding the cottage provides plenty of space to lounge around, soak in the ever changing moods of the Ladder Hills and watch out for deer, buzzards, finches, hares and the antics of the sheep and cows that enjoy the surrounding pasture.

A selection of outdoor games is also provided.

Please note there is no land line phone at the property and mobile signal is patchy. To help you switch off from the world there is also no internet access at the house, but free wifi is available nearby.

Access to the property is by way of estate track. Please note that in snowy weather this can become impassable and it may be necessary to park nearby and walk approx 500yards to the cottage.

Access to the cottage is up one step.

Regrettably, the cottage is not suitable for wheelchair users.
